Should My Marketing Plan Include Listing With a Large Brokerage Like Windermere?

If I left this business today and had to list some future home knowing what I know now; there are only two brokerages I would consider. Those would be Windermere and John L. Scott. Why? In my opinion, these are the two best sites for sellers to have their homes listed and the two best regional sites for potential buyers shopping for homes. (By the way, I would still pick Windermere).

Both of these sites share characteristics that you absolutely cannot find at smaller, and even some of the other larger firms. Both have excellent interactive map search functions; both take advantage of photo gallery technology giving a seller unlimited ability to upload photos and both get massive online traffic making it a win win situation for buyers and sellers. Picking a brokerage will have a tremendous effect on your listing.

If you have a photo gallery tagged to your listing, you will receive a ton of buyers looking at all of the photos of your home. This will not be true with many other brokerage sites. So my suggestion is that you have to not only interview the agent, you had better pick a good brokerage AND make sure the agent in that brokerage is taking advantage of all the high tech goodies that the brokerage provides. Do your research for sure on this one!!!

There is a lot of discussion on this web site about Photo Galleries. This page demonstrates why all of this is so important.

When your listing is opened on the Windermere.com web site, you will see a clean, highly detailed presentation of your home. The photo gallery is right there with your 50 to 200 photos. The photo count goes way beyond the 40 maximum of the MLS for a typical home. You also have in the “comments section” the entire unlimited description of your home (copied from your home web site).
