Should My Marketing Plan Take Advantage of All 3 Virtual Tour Links on the MLS?



The Multiple Listing Service has the option for an agent to link three different virtual tours to their listing, all at the same time. I expect about 5% or less of listing have taken advantage of this as agents just do not have 3 different things to link up.

Your listing WILL take advantage of this capability and other web sites are starting to import all 3. If you look for homes on Redfin and you were to come across one of my listings, you would find all three virtual tours

One of the great advantages to this is the different ways it can be used outside of the normal functionality. For instance, whenever I get a call from an agent asking about your home, one of the first things I will ask the agent is if their buyer has seen the virtual tours. If not, I immediately describe your tours and ask to make sure their client has access. Very powerful.

The MLS photo link (separate from the “Virtual Media” Links) is where you better have 40 (the max allowed) incredible photos uploaded. So many listings do not even take advantage of the maximum, which really hinders the marketing effort. This is where buyers see the first impression and decide whether to explore your home or not. No photos, no showing!

IMPORTANT!!!! The 40 photos that are uploaded to the MLS are the only 40 that will end up on 100’s of other sites that feature your home!!! (Besides the virtual tour links) If you do not have a great group of 40 then you are not going to get anywhere close to the showing activity that is possible. Photos are where home buyers start their search!!!

If we have 150 photos of your home, the best representative 40 get isolated and upload to the “MLS 40” where they populate onto hundreds of brokerage sites.
